The Future Condominium in Kips Bay upgraded its exhaust fans, significantly cutting costs and earning an “A” energy efficiency grade. Con Edison covered 70% of the $120,000 project, reducing the condo’s expense to $38,000. The new ultra-efficient fans save the building $24,000 annually by allowing for adjustable motor speeds, which improved ventilation. The previous fans ran constantly at full speed, leading to unnecessary energy consumption.
Additionally, the new models are designed without belts, reducing maintenance costs for the condo.
The belts won’t have to be lubricated, repaired or changed,” says Marat Olfir, AKAM Resident Manager at the property.
The building, which includes a parking garage and a Trader Joe’s, implemented variable speed drives to further optimize energy use, contributing to its overall energy efficiency. The quieter operation is also a benefit for residents.
Other initiatives, like boiler upgrades and participation in demand-response events, have also led to energy savings, netting the building an $8,408 incentive last year.
