Safety in shared-interest and multifamily communities goes far beyond locks and cameras; it\u2019s about creating a living environment where residents can move through common spaces with confidence and comfort. From preventing slip-and-fall incidents to ensuring proper lighting, signage, and ADA compliance, safety and security are rooted in consistent, proactive management practices. <\/p>\n\n\n\n

\n

\u201cSlip-and-falls happen more frequently in over-55 communities,\u00a0though\u00a0the prevention protocols we employ are the same across all properties.\u201d notes\u00a0Jessica Ruiz, Senior Vice President of Management for AKAM Southeast. \u00a0“Though the protocols we employ to prevent these types of accidents are the same for both over-55 communities and those that are not age restricted, care and caution increase. There is a set protocol to prevent these incidents and also one to mitigate. Every building has their procedures, though it varies a little.\u201d<\/p>\n<\/blockquote>\n\n\n\n

Ruiz explains that\u00a0daily inspections by management and staff are essential, not only to reduce liability but also to reinforce trust and safety within communities.\u00a0<\/p>\n\n\n\n

\u201cWe do our inspections literally daily as part of our routine \u2014 from security personnel to our managers, engineers, and housekeeping teams,\u201d says Ruiz. \u201cWhen\u00a0they\u2019re\u00a0walking the property,\u00a0they\u2019re\u00a0looking around to make sure we\u00a0don\u2019t\u00a0expose the residents or the association to a problem. We employ\u00a0a simple process: if something\u00a0doesn\u2019t\u00a0appear correct, a photo is taken and reported to the\u00a0appropriate department and the issue is then handled by the appropriate staff.\u00a0\u00a0It\u2019s\u00a0our job to reduce liability and make things safe for people.\u201d\u00a0<\/p>\n<\/blockquote>\n\n\n\n

Industry leaders agree that prevention, documentation, and education form the foundation of effective safety programs. <\/p>\n\n\n\n

\n

\u201cCommon areas must be viewed as extensions of the resident\u2019s homes, regardless of where or what part of the property we are talking about,\u201d adds Ruiz. \u201cAs management, we have to consider both lifestyle and liability.”\u00a0<\/p>\n<\/blockquote>\n\n\n\n

Proper lighting, a non-slip flooring product, gym cleanup protocols, and handrails in halls and stairwells all help to mitigate accidents and crime. <\/p>\n\n\n\n

And it\u2019s critically important to remember that everything must be ADA compliant as well as compliant with local codes,” Ruiz continues.”<\/p>\n<\/blockquote>\n\n\n\n
